In addition to a working knowledge of the local market, we use recent historical data taken from different sources: vrbo, Airbnb, homeaway, flipkey, local mls,etc.

NSB Realty Team handles all revenue collections, all payment of liabilities, and deduction of management fees, then remits net rental proceeds to the owners. Our fees are deducted from your proceeds each month AFTER monthly close of the books. Rental proceeds less expenses, including management fees and other costs of maintenance, if any, are remitted to owners prior to the end of the following month.

We understand that every property is unique and owners have unique expectations of their management team. NSB Realty Team prides ourselves on providing customized services to our clients. We encourage communication and accommodate customized services for each and every owner.

Our management fee is 18% of the gross rental rate.

We offer a one-year contract renewable each year.

NSB Realty Team bears the heavy burden of all upfront advertising costs. To maintain a standard of quality, we do have an amenitities checklist that lists minimum requirements for rentals in our inventory. In addition, we do require that each unit is properly licensed with governing authorities such as City, County, and State. We can assist in obtaining these requirements as little or as much as you need, per owner request.

The typical tenant is charged the following:

  1. A rental rate for the duration of the stay
  2. A cleaning fee
  3. Other fees as applicable (example: $50 pet fee)
  4. Sales tax on all of the above (a-c) at 6.5%
  5. Tourist tax on all of the above (a-c) at 6%
  6. A refundable damage deposit or non-refundable damage insurance fee
